How to get bigger $$$ 4 ur Property during winter?

Believe it or not less properties on the market during the brrrr months = higher sales prices, with more buyers around than properties.

Here are 4 tips on how 2 spice up your price…

1. Heat it up – flick on the heater, light up the fire.

If it’s a typically cold Sydney winter day, if you’ve got any sort of heat source or living flame, they are great for creating the right atmosphere.

Summer buyers want to be feeling the breeze through the house, whereas in winter they want to imagine themselves in front of a fire with a glass of wine.

Having a warm property is about creating a good first impression. If they don’t have that first sensory experience of cold then that’s going to help!

2. Lights, camera….action! – Given the shorter days & lower angle of the sun in winter, maximising the amount of light at inspection time is essential.

Houses & apartments that get more natural light do better at sale time. A sun-drenched interior may prove a significant tick in the box with many buyers…

To help bring in more light, perhaps try cutting back tree branches near the house & cleaning windows. For darker rooms, skylights are a cheap way to let light in.

Another consideration is timing the inspection with the brightest parts of the day. Even if rooms are still dark, sellers shouldn’t be scared of turning on lights during the day as this adds a feeling of warmth on cold days.

Table or floor lamps, especially in hallways & living areas & even combining them with a few down lights often works a treat.

A good set of outdoor lights is also necessary, given there is every chance a potential buyer will see a house at a midweek open when it is dark.

3. More on the inside – focusing on the interior is even more important during the winter months. This doesn’t mean more clutter, rather a little of yourself in the objects you have in a house – rather than looking like they’ve all come from a styling warehouse – gives a feeling of warmth to a house’.

There should be more colour too. The popular all white summer look is actually a turnoff for many winter buyers.

An easy way to soften vast expanses of white is to put rugs on large areas of bare floor & colourful artworks on the walls. Throws & cushions on a couch, curtains & blinds made from textured fabric in earthy tones all really help! Layering a house with elements that speak of warmth & cosiness, like textiles, makes it feel very inviting & comfortable.

4. Keep it clean – properties tend to look a lot grubbier & less well maintained when it’s cold… And while damp & moisture problems can happen at any time of the year, they can be exaggerated in winter. The exterior especially should be cleaned & moss removed from damp areas.

‘One little damp patch in an otherwise beautiful home can make a buyer think, “well, if they haven’t dealt with that, what’s hiding beneath it?”.

The same principle should be used in the garden. Driveways & paths should be kept free of leaves. Elsewhere the garden should look as alive as possible: dead branches should be cut back & grass coaxed back to full health if there are patches of wear. Adding pot plants to give a sense of colour is a great addition!
