5. DRESS TO IMPRESS – First impressions truly do count. Do whatever you have to, to ensure that your property looks fab, including on the outside. A lick of paint, a window clean, gutter tidy, fixing of broken tiles……got it?

6. DO IT SOFTLY – Soft furnishings are magical things. Rugs, cushions, curtains, blinds, great bedding. Yep! These little touches truly add value to your property & work wonders when selling a property. If you’re no good at decorating, get a friend to help. A well presented property will attract a higher sale/rental price.

7. LIGHTS, CAMERA…..ACTION – Light is so important to people. No-one wants to live in a dark home. Rooms that are dark can be painted in white. Lift up blinds, open curtain, clean windows. Add floor lamps & burn candles – these work a treat!

8. DON’T CRY – Leave your emotions behind. If you’re selling your property, it’s a business decision. If you truly want to achieve the highest price possible, you must remove yourself from thoughts such as “Oh! We’ve lived her for 30 years, this is so hard!” & “I love the home just the way it is”… sure you do, however the selling process will be so much easier if you try & remove all emotion & concentrate on this being a business venture.
