Nothing like the Christmas period to deliver a mass of people

to ‘the beaches’. Huge numbers of savvy buyers come into town over the silly season, so don’t kid yourself that the xmas/new year period is a quiet time to sell.

While many areas of Sydney quieten right down, the Northern Beaches winds up with a flurry of people about, being a magical holiday destination, set amidst some of the countries best beaches. It’s often the great debate & race about whether to sell during the Christmas/New Year period or do you slide in right before the silly season hits.

The Northern Beaches is immune to much of Sydney, as there is an influx of people from all over the world over the holiday period. Some fall in love with our ‘beaches’ & simply cannot leave & others come in search of property while dipping their feet into the soft sands of Sydney, in particular the Northern Beaches of Sydney. Definitely do not dismiss getting your property on the market for the Christmas/New Year period, in fact we think you’re mad if you do!

Think about this:

  • There’s been a huge amount of sales of late & people are out & about everywhere in search of the perfect piece of Northern Beaches pie. These buyers want to close a deal before the end of the year.
  • People, people everywhere. They’re coming in in droves…..tourists mostly, all who can’t help but fall in love with this place we call home.
  • While the lead up to the holiday season is a busy time of year, people do have more time up their sleeves coming into the Christmas/New Year period. As workload commitments slow down, motivated buyers have much more time to search through properties.
  • Selling at the height of Spring means you’ll need to work hard to stand out from the crowd. Not so, over the Christmas/New Year period as there are usually less properties on the market! What does this mean for you? Motivated buyers will have fewer prospects to tempt them. Milk the fact that you’re one of the special few.
  • With less work & more merriment, people are generally feeling happier & more relaxed. When buyers are cheery, they’re more likely to act. We also think about our goals & dreams, where the coming into a new year is often a time of reinvention – the perfect state of mind for moving on to a new home & chapter in our lives.
  • As auctions wind up coming towards the end of the year, it’s more likely you’ll be selling via private treaty which actually puts many buyers at ease.
  • Christmas is the ideal time to dress up your property & appeal directly to your ideal market. If your target market is families, dress up your home in fabulous decorations to attract & appeal to that demographic. Buyer also get more emotional over the holidays, so appealing to the heart strings isn’t at all taboo. Embrace the season & you’ll connect with others that love it too!
  • End of the year can also be bonus time for some.
  • While most agents close shop for the holiday season, we don’t! We are open every, single day (except the public holidays) & even then we’re available on call 24/7. Never a silent night at Novak – we never sleep
