Here’s some facts:
– The NSW government will limit full stamp duty concessions 2 those buying new homes from 1/1/12
– 1st home buyers will no longer have their stamp duty fully subsidised by the state government unless they buy newly constructed homes.
– Hitherto hesitant 1st home buyers are set 2 boost the spring buying season, snapping up established house & units b4 the January 1 intro.
– The shock measure was unveiled by Treasurer Mike Baird in the Coalition’s 1st budget in office.
– The government decided that from 1/1/12 that all eligible 1st home buyers will continue 2 receive the $7,000 1st home owner’s grant & that eligibility 4 additional stamp duty concessions will b limited only 2 those purchasing newly constructed homes, including ‘off the plan’.
– Some 1st home buyers will lose up 2 $17,990 exemption.
– Predictions r that the housing market will spike up until 1/1/12 as a result of the
– 1st home benefits of up to $24,990 have been available, including the $7,000 First Home Owner Grant & a duty exemption of up 2 $17,990 under the First Home Plus Scheme.
– The $7,000 1st home buyer grant will continue 2 b available 2 all eligible 1st home buyers.
– The revised First Home Plus & First Home Plus One schemes will provide full transfer duty exemptions 4 eligible 1st home buyers purchasing a newly built home costing up 2 $500,000 & partial transfer duty exemptions 4 homes costing between $500,000 and $600,000.
